COMMENT STATUS: ✓PRELIMINAR FINAL RED
1) Unsure about naming conventions of lots /blocks. Shouldn't Block E & Block F be
Lots 1 & 2 block E?
2) Show proposed easements known at this time.
3) Drainage Easement needed along Hammond Street in Block H, D & A.
4) Will there be any on- street parking between Main St & Burnet St along Bethel?
5) Show how necessary ROW was determined along Bethel Road. And research the
ROW we have already acquired.
6) Why does Crockett Street not have a constant ROW width? Add CL to Crocket
Street.
7) Coppell Rd Plans show a 15' ROW dedication along Block G not a 16.11 as shown.
Coppell Road South should be a 90' ROW, otherwise explain.
8) What is the purpose of the curve in the lot line between Block I & Block H. Again,
should be 1 block and 2 lots.
9) On DAM, the SD line running along Hammond street should be shifted into the
ROW from at least station 0 +00 to 1 +00. We don't need to acquire additional

dedicate street rights -of -way and to create a building site for the
proposed public improvements on Lot 1, Block F (pavilion and
fountain) on land generally bounded by Bethel Road, Coppell
Road, Burns Street and Hammond Street, at the request of the City
of Coppell, being represented by Mindi Hurley, Economic
Development Coordinator.

1) Unsure about how we are going about this plat. Can we leave out un- platted
parcels?
2) See comments on Preliminary Plat.
3) Further Engineering review will be performed on full set of engineering drawings
and may have an affect on the final plat.
4) Engineering believes that this should be a Final plat of all of the property. It will
allow us to include utility easements and sell off pieces by legal description in the
near future.
