Offer Letter
Dear Owners:
The City of Coppell is in the process of finalizing the design for the Denton Tap
Sidewalk Infill project. This project will consist of installing sidewalk within the gap
areas along Denton Tap from SH 121 to Belt Line Road. Due to ADA slope issues, we
will also need to replace driveways along the project route.
The city is in the process of acquiring easements from ten (10) parcels within the project
limits. In order to construct the sidewalk, it is necessary to acquire a portion of land
along the frontage to Denton Tap of your property 881 S. Denton Tap. We are including
a page from the design plans that shows your lot and the encroachment onto your
property that requires the easement dedication.
According to the Dallas Central Appraisal District, the land is currently valued at
$334,110 for 1.3029 AC ($334,110 / [1.3029 AC * 43560 sf /AC]) = $5.88695 per square
foot. The easement area needed is 2,339 sf. The City of Coppell is offering one -half
(1/2) of the value of the land, $6884.80 for the easement. This will be split as follows:
one half ($3442.40) to Elizabeth Kaye Davis Hunnicutt, one - quarter ($1721.20) to
Edward Eugene Gaddy and one - quarter ($1721.20) to William David Gaddy. This letter
constitutes an offer from the City of Coppell for the acquisition of sidewalk easement.
Construction is anticipated to begin in the 3rd or 4th quarter of 2010 and the city needs to
acquire the easement as soon as possible. If the above offer is acceptable, please sign
below and return it to this office. Once the letter is signed and returned, the process for
payment can begin. The easement documents are enclosed with this Offer Letter. The
Offer Letter will grant the city permission to acquire the easement and to enter your
property. The city respectfully requests your execution of the documents. When the
checks are ready, we can arrange a mutually agreeable method to exchange the
documents and the checks.

Please review the attached offer letter for the sidewalk easement. I anticipate that you and your partners will
find the offer acceptable. This offer is based on keeping the sidewalk route as shown on the exhibit attached
and leaving the area between the curb and sidewalk as grass with maintenance of the grass your responsibility.

Mr. Gaddy,
Please review the attached, revised sidewalk easement documents. I was able to track down all of the
ownership information on this property and attached them as well. Please note that the exhibit B where it shows
the ownership, I am in the process of having our surveyor revise this exhibit to call the correct ownership.
Please try to get Mrs Hunnicutt to sign the document. If you have any questions, please feel free to contact
me. Also, if needed we have a notary in our office.
