Keith,
Not sure if you’ll have time to look at the plans we sent over before Monday, but I wanted to note a couple of
items for you:
1.On the cut and fill calcs, the volumes shown on the mass grading plan do not take into account the cut
associated with the pavement section. We will get that updated for future submittals, but I wanted you
to be aware of it now as you look at those numbers. My EIT is working on a calculation of the volumes
now to confirm our situation and we are still working on the profiles for Burnett Street since it was
added late. I know this is something you are very interested in so let me know if you have additional
questions or concerns.
2.I am going to ask our team to restation the roadways such that all of the north south streets are
stationed in the same direction. I usually lay it out such that north is up or to the left on the sheet. Do
you have a preference on how roadways are stationed, or more importantly, do your inspectors have
any preferences? Since I’m going to change it, I’d like to make it work best for your folks. Please let me
know what you think.
3.The typical section we’ve shown for Main Street as it enters the development from Bethel is a standard
cross section with a raised median. If you look at our grading, you’ll see that our grading does not match
that section. We have been playing with the idea of reversing the crown such that the median is low
and will collect the storm water. We believe that with the amount of drainage area coming to the
medians, we could design them as dry swales (using the iSWM terminology) and incorporate water
quality features as well as reduce some costs. I talked with the architect and our landscape architect
about this concept and they are on board. They think the look will fit nicely with the scheme of the
development. The idea really started after you told me about not wanting shade trees in the median
that would block the view of the center of the development. Do you have any thoughts or concerns
about this approach? We’ll bring some photos and a typical section sketch for you to look at on
Monday.
