PROJECT UPDATES
Held project team meeting on Monday, April 12 at City Hall to review 30% plans /scope. A number of
issues were discussed and direction given to FNI. Following is a summary of some of the key decisions:
• Plat should be updated to reflect the town home lot outline for the southern block. Main Street
ROW should be adjusted to remove the triangle wedge between the sidewalk and the lots.
• FNI should submit a preliminary plat showing all of the lots and a final plat of just the ROW and
city tracts. Planning department intends to handle these simultaneously through P &Z.
• The City confirmed various design elements of the Park and discussed coordination between the
infrastructure plans and the park plans. Features will be detailed on the 60% plans for further
comment by the Parks Dept.
• City will be maintaining the landscaping for North Main Street, east side of Burnett and the area
around the square directly adjacent to the park. Each business will be responsible for irrigating
the landscaping adjacent to their property. We will provide one stub out and meter for each
business area.
• City wants their standard median landscaping used for the North Main Street section. Landscape
design for the development should be consistent with this Coppell standard. City directed FNI to
use the Transystem's Bethel plan as an example.
• Engineering staff is interested in root barriers or other options to minimize future damage to the
pavement from the tree plantings.
• City would prefer detailed irrigation plans for the streetscape areas (versus a performance spec).
• City wants power at each tree well within the city maintained areas for future use. The developer
is not interested in power in the tree wells for the privately maintained areas.
• City provided comments on the water and sewer line design.
• Utilities for the proposed Bethel should be included where Bethel paving is included in this
project.
• City agrees with placement of HC spaces using zones.
• Group discussed parking requirements and FNI was informed that ample parking is available for
the development.
• City provided comments on drainage design and curb inlet placement.
• City wants to use the New York style lighting with smaller pole bases. We'll coordinate with Caleb
and Keith as our electrical engineer starts his design work.

• FNI will send sketches of sidewalk options for the Houston St connection to South Coppell.
• FNI to recommend options for methods to minimize damage to pavements from tree roots.
Jessica Brown, FNI, to review development plans and city water model to determine required sizing for
water lines.

• Preliminary and Final Plats — week of April 26th
• 60% plans to City by May 21
ADDITIONAL INFORMATION
• Additional information regarding irrigation system design was provided by Brad Reid via email to FNI.
• Review of Hammond design plans shows that drainage system was designed for 5 year storm. FNI is
working on design to determine if the system is sized to accommodate flow from the development as
planned and based on current city criteria. This may generate further discussion with City regarding
drainage design.
