Duke Lesley-CS071214 (2) Page 1 of 1 Keith Marvin - Duke-Lesley Tract From:   "Billy George" <bgeorge@pkce.com> To:   <kmarvin@ci.coppell.tx.us> Date:   12/14/2007 8:43 AM Subject:   Duke-Lesley Tract CC:   <paul.byrne@dukeconstructiononline.com>, "Jack Evans" <jevans@pkce.com> Attachments:   20071214083900.pdf   Keith,   The attached sketch will help clarify my previous voicemails.  Mr. Davis expressed some concern over the possibility of a future sidewalk being installed along the north side of Dividend Drive and providing ADA access at one of the driveway connections.  The attached exhibit shows that the private drive connecting to the north side of Dividend Drive and opposite of the Point West Boulevard intersection does not leave sufficient distance between the curb and the right-of-way line for the installation of an ADA ramp.  Were this a true 4-way intersection, a corner clip would have been platted resulting in additional right-of-way for ramps.   In lieu of creating a non-standard private drive for Point West VII, we propose that a pedestrian easement be dedicated in the future should a sidewalk ever be installed.  Does this solution work for the City?   Please contact me if you have additional questions.   Thank you,   Billy   Billy George P.E.
