John,
I have looked into the issue of the deck platform proposed to be built as part of the Nature Center project at Wagon Wheel
Park. I appreciate you and Kevin meeting us at the site to discuss the plan.
Based on my personal observation of the site, the measurements and drawings produced by Scott Latta, and reviewing the
current FEMA Floodplain maps it appears to me that this project does not fall within the regulated floodplain as depicted on
map No. 48113C0135 J, dated 08/23/2001.
Since this project is not located within the boundary of the floodplain, no Floodplain Development Permit should be needed.
Any movement or expansion of the project may require additional investigation to ensure continued compliance with our
floodplain ordinance.
I would caution the builders of this structure that even though it appears to be outside the floodplain, there is a chance that
due to unforseen conditions this area could be inundated by floodwaters during the life of the structure. I recommend that
the designer elevate the lowest support structure as high as possible above the base flood elevation, and that the piers
supporting the structure be properly anchored against lateral movement.
