Parcel 2 — Sidewalk Easement
Offer Letter
Dear Mr. and Mrs. Kim:
The City of Coppell is in the process of finalizing the design for the reconstruction of
Deforest Road from MacArthur Boulevard to Windsor Estates. This project will consist
of removing the current asphalt roadway, constructing a 27 ft. wide concrete street with
improved drainage, constructing 5 ft. wide sidewalk along both sides of the street, and
installing traffic; signals at the intersectiuit of Defurest Road and Buulcvattl.
In order to construct the approved ADA accessible curb ramps at the intersections along
this project, the city is approaching adjacent property owners and requesting dedication
of a sidewalk easement across the corner of those lots where the ramp would extend
beyond the city right -of- way. I am including a page from the design plan that shows your
lot, the proposed sidewalk, and the encroachment onto your property that requires the
easement dedication,
Parcel two (2) is a 10 ft. x 10 ft. corner clip located at the northwest corner of your lot at
the intersection of Deforest Road and Lake Forest Drive. Corner clips are normally
required at street intersections where pedestrian improvements such as sidewalks and
access ramps arc constructed_
According to the Dallas County Appraisal District, the value of the 10 ft. x 10 ft. corner
clip is approximately $360.00 at $7.22 per square foot. The city is offering a set amount
of $500 -00 for all corner clips. This letter constitutes an offer from the City of Coppell
for acquisition of the easement as follows:

Construction is anticipated to hegin in the 3rd or 4th quarter of 2010, and the city needs to
acquire the easement as soon as possible. If the above offer is acceptable, please sign
below and return to this office. Once your signed letter is received by this office, the
process for payment of the $500.00 can hegin. Enclosed are the easement documents and
exhibits as described above.
