strip ") for the purpose of constructing and maintaining an underground sanitary sewer system
across Grantor's main tract with the right and privilege at all times, of' tRANTEE herein,
its agents, employees, workmen and representatives having ingress egiiss, and regress in,
along, upon and across said premises (the "easement strip )Y for the purpose of making additions
to improvements on and repairs to said sanitary sew sy .or any part thereof.
Said easement strip being described in its and "B" attached hereto and made
a part hereof for all purposes. �,/
That in consideration of the benefits above set out, Grantee will remove from the
easement strip, such fences, buildings an ther obstructions as may be found upon said
property. After construction of the uncle and sanitary sewer system has been completed or
after any entry for repairs or mainter_an , NTEE shall, except for removed obstructions,
return the surface area of the cement strip t i original condition as nearly as practical taking
into consideration the nature f the work bei g performed. GRANTORS reserve the right to
use and maintain the surfa 61 the easement strip for purposes which will not interfere with

BEING a tract of land situated in the EDWARD A CROW SURVEY, ABSTRACT NO. 301,
Dallas County, Texas, and being part of a tract of land described in deed to
Joseph Collum Thweatt as recorded in Volume 515, Page 76, Deed Records,
Dallas County, Texas, and being more particularly described as follows:
BEGINNING at a 1/2" diameter iron rod set in the West line of Denton Tap Road
(a 100 foot right -of -way at this point), said iron rod also being at the
Southeast corner of a tract of land described in deed to James W. Burch, et
