Keith,
I am the project manager for the developer on the Chateaus of
Coppell. I would like to inquire about the precon for this project. Casey
Ross, the engineer for this project, is out of town today so I would like to
follow up and find out when you might be able to schedule a precon. I will
be out of town on Friday and would like to have the meeting this week if at
all possible and if it works with your schedule. Please on the precon and
if you have any issues that we need to discuss.

Casey,
We can offset the roadway impact fees with the Bethel Road ROW dedication.
I'll check with Ken on the issue of the Denton Tap ROW. I don't think we
would be able to apply that to the inspection fee, but I'll ask.

Keith,
I have attached a copy of the purchase contract, final plat and
inspection fee calculation for Chateaus of Coppell. Chateaus of Coppell
(19.967 acres) sold for $4,000,000 on March 10th, 2008. This equates to
a purchase price per square foot of $4.60. We are dedicating 9600
square feet of right-of-way for Bethel Road and 9141 square feet of
right-of-way for Denton Tap Road. This means the price of the Bethel
Road right-of-way is $44,160 and the Denton Tap right-of-way is
$42,048.60 for a total of $86,208.60. We been asked to pay $35,616 in
roadway impact fees. We would like to have the roadway impact fee
waived at this time to offset a portion of the cost of the right-of-way
dedication. The total inspection fee for this job will be $35,731.31.
