As a follow up to our discussion, we called the City of Coppell and have a meeting set up for Monday (9/20) at 2:00 with the City engineer to obtain some additional information regarding our options. Here is a list of questions that we plan to visit on. I wanted you (Kay, and Steve) to add anything additional if needed. Also, let me know if anyone is planning to attend the meeting with us. So far myself and Brad Pickering (Certified Floodplain manager, PE) are planning to attend. Questions for City staff: Floodplain Questions: • Will the City accept a LOMR —F for our property (FEMA will only accept if there is no grading in the floodway)? • Discuss City floodplain requirements (100 year event, Ultimate Development Conditions, and adverse impacts) • Can we build a pond (for mitigation in the floodplain and for recreational use) in the floodplain and floodway? • Do we need to modify the plat if a LOMR -F is approved? Permitting Questions: • Can the owner live in the existing house while the new house is being constructed? • Are there any setback issues with placing the house farther back? • Are there any height restrictions? • Is there a mitigation plan we would need to follow to remove or add trees? • Is a demolition plan or permit required? • What is permit process that will be required? o Do we need a building permit? o What civil related permit (including floodplain) will we need? • Can the building plans be submitted at any time? Thank you!
