The City of Coppell is in the final stages of an exchange of land that we own on the south side of Bethel Road to Chadick Capital L.P. for property they own on the north side of Bethel Road. In reviewing my file, I thought that your firm had previously provided a metes and bounds description and exhibit for the property which the city will be exchanging with Mr. Chadick. However, upon further review, I noted that Suzan Taylor had prepared some schematic exhibits from my conversations with Mr. Chadick. The property in question is the balance of the city owned Tract V, that is southeast of the 6,293- square foot Drainage Easement previously prepared by your firm. With this letter, I am including a copy of the 6,293 - square foot Drainage Easement and I have highlighted the area that I need a metes and bounds description and exhibit of. Hopefully, Suzan's schematic was correct and the highlighted area is 16,537 square foot. The City is in the process of trying to consummate this deal with Mr. Chadick as soon after the first of the new year as possible. Therefore, a quick response on your part would be greatly appreciated. In summary, the city is in need of a metes and bounds description and exhibit of the balance of our land that lies southeast of the previously prepared 6,293- square foot Drainage Easement. If the preparation of the metes and bounds description and exhibit falls outside the scope of your contract please provide an invoice when the documents are provided to me.
