Construction Plan Review Comments (3rd Review)
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Plat
1. You will need to include a note that states the top of slope to the bottom of slope of the bank
on the north side of the property will be maintained by the HOA. The City of Coppell will
have no responsibility for maintenance of this area. The City of Coppell will have no
responsibility for potential failure of the sloped area.
Grading Plan
2. We still have concerns with the slope stability. You will need to provide proper permanent
erosion control and slope stability protection for the area of concern. Our subdivision
ordinance requirement is a 4:1 max slope. If you can not achieve the 4:1, then the area
should be maintained by a maintenance entity other than the individual lot owners. Provide a
copy of the geotechnical report for our files.
There may be additional comments marked throughout the plan set. Once these changes have
been made, the plans will be approved. The City of Coppell requires three sets of final
construction plans for its use; your office should submit as many additional sets for stamping as
is necessary for construction operations. All contractors and subcontractors onsite must have a
copy of the plans approved by the City of Coppell along with a copy of the City's standard
construction details.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right -of -way or easement, the City charges a 4% inspection fee. A
check for inspection fees made to the City of Coppell should be submitted to this office along
with the Construction Development Permit Application and a copy of the Construction Site

calculating the inspection fees. A copy of the contract(s) should be attached for verification
