Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General Comments
1.Include your firm registration number on the plans.
Plat
2.Include a sidewalk easement around the parking areas.
3.Show visibility triangles.
4.Label the 15’ water line easement between lots 17 and 18.
Paving and Profile Plan
5.Show the lot numbers on the paving plan.
6.Ensure a maximum of 2% cross slope at the entrances.
7.Show all the easements on the paving plan.
8.The radius for the intersection should be a minimum of 25’ since Coppell Rd. is a minor
collector.
Grading Plan
9.You are showing to grade on the neighboring property, you must provide us a copy of the
permission from that property owner.
10. Lot to lot drainage is not allowed.
Drainage Area Map/Drainage Plan
11.Show drainage easements.
12.Extend storm drain to the lake.
Utility Plan/Profiles
13. Manholes should be installed instead of cleanouts at the end of the line.
14. The easements on the plan should match the plat.
15. Show the drainage calculations on the profiles correctly.
16. Show the headwall and rock riprap on the profiles for the storm drain.
17. Label the Sanitary Sewer lines and the Storm drain lines differently.
18. The slope on the storm drain is not 45%, it is 100%.
