Re: Sidewalk Location
Adjacent to Heartz Road
Dear Shohre:
Based on our conversations, I will attempt to give you some
direction to the intention of the Developer and Staff regarding
the sidewalk location adjacent to Heartz Road between Sandy
Lake Road and Parkway Boulevard.
Heartz Road is a 45' wide (back to back) pavement section in
a 60' wide right-of-way, therefore the parkway width is 7.5'
wide on each side of the street.
The issues that established the sidewalk location are as follows:
1. By placing the sidewalk adjacent to the curb, the entire
remainder of the parkway is in one location, a 2.5' wide section
of grass.
2. After the staff review and discussion prior to the
construction of Heartz Road, the fire hydrants were determined
to be best located adjacent to the property line. TU Electric
also preferred to locate their wood power poles adjacent to
the DroDerty line rather than adjacent to the curb.
3. Although normally sidewalks located adjacent (1' off) to
the property line are preferred, in some situations of limited
right-of-way, a location adjacent to the curb is necessary
and more practical.

We will be coming forward with a new subdivision, "Parks of
Coppell, Section One" in the near future.
This project was approved with a curvilinear sidewalk, not
adjacent to the curb.
