Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General -
1. All work in TxDOT R.O.W should be permitted through them and a copy provided to us.
2. Remove all detail sheets, the contractor is required to have a copy of our details onsite at all
times.
3. Remove the landscape and irrigation plans from the civil set, they should be submitted to
building inspections.
4. Add Vista Ridge Retail Lot 2 Block A to the cover sheet.
5. Include a copy of the plat.
Drainage —
6. Label the proposed storm drain on the drainage area map.
Paving Plan -
7. Move the sidewalk adjacent to SH 121 one foot off the back of curb or make it a 6 foot
sidewalk for safety reasons.
The City of Coppell has reviewed the revised plans for the referenced addition and with the
comments above addressed they will be approved.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All
contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details.
All fees must be paid prior to release of this project for construction, including the pro rata
charge of $6,638.12 for the waterline (see attached). The City charges a 2% inspection fee for all
private construction outside the building's footprint. This includes dirt work, paving, storm
drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the
public right -of -way or easement, the City charges a 4% fee. A check for inspection fees made to

the City of Coppell should be submitted to this office along with the Construction Development
Permit Application and a copy of the Construction Site Notice. For your convenience a
spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy
of the contract(s) should be attached for verification purposes.
