Clay: 1. I left a message on Yancey's phone yesterday outlining what we would do- -allow temporary parking
within the easement shown on Yancey's plat- -with a sign stating temp. parking until the easement was
connected to Arbor Manors. Asked him to call me if he needed any additional information. Haven't heard a
word. 2. My understanding from Arbor Manors (Larry Jackson and Matt Alexander) was that pouring the access
drive now would cost them an additional $30,000, and with the added $50,000 for the sewer line, it was
problematic. In an attempt to be more "user friendly" I proposed it being constructed when the corner
commercial development occurs at the northwest corner of Denton Tap and Braewood Drive West. I further
understood that they had conveyed that message to Yancey with no problem on his end - -at least that's what
they told me (I know maybe I'm being naive with our "cry baby" developer!) 3. Arbor Manors was my case
and, quite candidly, I missed requiring it on the plat. 4. I'm at a loss of what impact it will have on Yancey's
property. We are allowing them to temporarily park on the easement, it will eventually be put in making
internal circulation much better for all involved.

Gary, Ken, Tim,
Have we heard back from Yancey /Gesek and /or the Arbor Manor folks regarding this issue further? I was under
the impression that the access drive was to be poured now rather than waiting for the commercial to develop.
Was it not required as part of the development ... at least did we not expect it to be part of the development? If
we did, why did it not show up on the plat? did we miss something in the process. If so, does the Arbor Manor
developer not know what was expected? Just curious and I expect to receive a call from Yancey or Gesek
regarding the issue and the impact it has on their development.
