LEGAL DESCRIPTION
PERMANENT RIGHT -OF -WAY
BEING 0.048 acre of land located in the J. W. ANDERSON SURVEY, Abstract
No. 18, Coppell, Dallas County, Texas, and being a portion of the Tracts
of land conveyed to Roy Delbert Onstott, and wife Joy E. Onstott by the
deeds recorded in Volume 95073, Page 51, and Volume 91120, Page 275 of
the Deed Records of Dallas County, Texas. Said 0.048 acre being more
particularly described by metes and bounds, as follows:
BEGINNING at a 1/4" iron rod found, at the Southwest corner of said
Onstott Tracts, being the intersection of the existing North right -
of -way line of Bethel Road, with the East right -of -way line of
Mitchell Road;
THENCE N 00 14' 15" W 11.51 feet, along the East right -of -way
line of said Mitchell Road, to a 1/2" iron rod set, in the new
North right -of -way line of said Bethel Road;
THENCE along the new North right -of -way line of said Bethel Road, as
follows:
1. S 89 55' 18" E 131.51 feet, to a 1/2" iron rod set, at the
beginning of a curve to the right;
2. SOUTHEASTERLY 31.76 feet, along said curve to the right
having a radius of 700.00 feet, a central angle of 02 36' 00 11 ,
and a chord bearing S 88 37' 18" E 31.76 feet, to a 1/2" iron
rod set, at the end of said curve;
3. S 87 19' 18" E 6.63 feet, to a 1/2" iron rod set, in the
East boundary line of said Onstott Tracts;
THENCE S 01 25' 29" W 12.49 feet, along the East boundary line
of said Onstott Tracts, to a 1/2" iron rod found, at the Southeast
corner of said Onstott Tracts, lying in the existing North right -
of -way line of aforesaid Bethel Road;
THENCE N 89 14' 43" W 169.54 feet, along the existing North
right -of -way line of said Bethel Road, to THE PLACE OF BEGINNING,
containing 0.048 acre (2,109 square feet) of land.
