LEGAL DESCRIPTION
TEMPORARY CONSTRUCTION EASEMENT
BEING 0.039 acre of land located in the J. W. ANDERSON SURVEY, Abstract
No. 18, Coppell, Dallas County, Texas, and being a portion of the Tracts
of land conveyed to Roy Delbert Onstott, and wife Joy E. Onstott by the
deeds recorded in Volume 95073, Page 51, and Volume 91120, Page 275 of
the Deed Records of Dallas County, Texas. Said 0.039 acre being more
particularly described by metes and bounds, as follows:
BEGINNING at a 1/2" iron rod set, in the West boundary line of said
Onstott Tracts, being the East right -of -way line of Mitchell Road,
and Said Point of Beginning, being located in the new North right -
of -way line of Bethel Road, and also located N 00 14' 15" W 11.51
feet, from the Southwest corner of said Onstott Tracts;
THENCE N 00 14' 15" W 63.25 feet, along the East right -of -way
line of said Mitchell Road, to a point;
THENCE S 45 14' 15" E
THENCE S 00 14' 15" E
THENCE S 66 51' 56" E
14.14 feet, to a point;
32.14 feet, to a point;
41.28 feet, to a point;
THENCE S 89 55' 18" E 122.15 feet, to a point in the East
boundary line of said Onstott Tracts;
THENCE S O1 25' 29" W 6.02 feet, along the East boundary line
of said Onstott Tracts, to a 1/2" iron rod set, in the new North
right -of -way line of aforesaid Bethel Road;
THENCE along the new North right -of -way line of said Bethel Road, as
follows:
1. N 87 19' 18" W 6.63 feet, to a 1/2" iron rod set, at the
beginning of a curve to the left;
2. WESTERLY 31.76 feet, along said curve to the left
having a radius of 700.00 feet, a central angle of 02 36' 00 11 ,
and a chord bearing N 88 37' 18" W 31.76 feet, to a 1/2" iron
rod set, at the end of said curve;
3. N 89 55' 18" W 131.51 feet, to THE PLACE OF BEGINNING,
