Construction Plan Review Comments
Dear Mr. DeGroot:
The City of Coppell has reviewed the referenced plans and has the following comments
to offer:
Sheet 2: Fix page numbers, Item 244 is not a wrought iron fence but a wire mesh w/
wood posts fence. See agreement w/ property owner attached.
Sheet 3: Storm drainage item names don't match bid docs.
Sheet 4: Add phone numbers & City street department.
Sheet 8: remove all retaining wall "leave outs ", look into crosswalk cross -slope , look at
signal pole locations in sidewalk.
Sheet 9: 4 +00 — can we save these trees? Fix fence call on 724 Deforest, 8 +00 — look at
retaining wall depth — seems we are burying too much wall.
Sheet 11: Move retaining wall off property line, why does ex concrete not line up with
new, remove leave out in wall.
Sheet 12: remove leave out in wall.
Sheet 13: 844 Deforest is not owned by the Coopers anymore, no grading on that lot,
remove from sheet. Remove leave out in wall. Shallow Ex. Sewer in area, should we
concrete cap?
Sheet 14: Shallow Ex. Sewer, show ex paving grades at tie in.
Sheet 15: Stamped concrete on Deforest cross walk — rotate hatch 90 °.
Sheet 16: 3 +00 should we install a 12" valve when we cut in a tee? Possible issue w/
clearance w/ 24" storm — need cap? Show Traffic signal poles — all sheets. fix elevation
of 24" storm in profile.
Sheets 25, 26 & 27: show prop /new ROW lines in plan.
Sheet 27: fix leader to ex top of pvmt. Add flow arrows — especially at castle creek.

Sheet 30: save trees?
Sheet 37: Opticom — 2 channel phase selector for 4 directions? UPS stands for
Uninterrupted Power Supply.
Sheet 38: Pole locations in Sidewalk
Sheet 39: Confirmation light on pole, Deforest not DeFOREST (TYP)
Sheet 42: show new Sidewalk.
Sheet 43: 24 -A — 5' ?? Sheet 42 calls for 6'
Sheet 51 Add inlet protection on MacArthur
Sheet 52: 31 +00 area is a fill area why silt fence?
Sheet 55: relocate sign outside sidewalk.
Sheet 59: Show backfill side of ret wall.
Sheet 67: 30 +65.9 is a driveway why show a ditch ??
Sheet 70: 8 +25 — 9 +00 are we burying 2' of wall? Possible mow strip btw wall & fence

There may be additional comments throughout the plans that should be addressed. Please
make the necessary changes and submit these marked -up plans and two sets of revised
full size plans to the City for review. If you have any questions, please contact this
