I've attached an intersection layout showing proposed grades and elevations for the Chateaus of Coppell driveway. By revising the profile and roadway configuration, the slopes appear to be mild and workable. I've attached a few sheets from the Chateaus of Coppell "as -built plans ". We received these 1/4/10 and again last week. As I stated last week, there appears to be discrepancies between the "as- builts" and what was actually constructed. I've highlighted a few sheets to illustrate this. 1. "Plate No. 3" — I've highlighted the slopes and top of curb (TC) elevations. The TC's (future) appear to be correct, however, there is no allowance for a cross walk which would impact the future grading when the barrier free ramps. 2. "Plate No. 8" — I've highlighted our linework and elevations, "FUT TC", being shown in the plans. It appears the site was to be graded matching our top of curb profile. However, Scott Latta from the city, sent me shots he took in the field last Friday and there appears to be up to an 18" difference in what was constructed and what was built. 3. "11.2" — I've highlighted where it appears the architect had our linework as well. Our curb line and profile elevations are shown on this sheet. 4. "PV -S" — I've attached our original plan and profile sheet from the plan set. It shows that our linework and elevations are consistent with what is shown on the Chateaus plans. I'm not sure where the disconnect was between what was shown vs. what was constructed. However, the revised plan and profile sheets should alleviate the grading concerns in this area. I've estimated approximately 200 CY of dirt will be required to be brought back to this area to meet the revised plan and profile. However, this is only an estimate as it's unclear on the south side what are the existing conditions. Please review and let me know if you have additional questions.
