Dear Mr. Doyle:
I have reviewed your letter of August 7, 1989 and still have
some questions and concerns. These concerns are as follow:
1) I still need more detail regarding the Engineers
Estimate. I have not seen Ginn Inc. letter dated June 13,
1989 to the best of my knowledge.
2) I question the unit cost used in the estimate. The
Parkway Blvd. (west) just completed unit cost for paving
including lime and subgrade prep. ran about $18.50/sy.
Using 23 foot section and 483.4 feet of frontage, your
estimated cost is approximately $41.22/sy. Unless there is
some other construction contemplated in the estimate, the
estimate seems awfully high.
3) The key may be to go out and solicit bids to see what
the costs will be. You do not have to go to construction.
If the costs are closer to $20/sy, than $40/sy it appears
the City may have the funds to do the project now and place
a pro rata on the adjoining property.
ABQ is not saying they will not participate in the cost up
front for the road, but I do not feel I have enough accurate
information to make the decision at this time. We prefer a pro
rata agreement but we also understand there is a new high school
opening up.
Please let me know what you decide to do.
