Please call the 3' MAE a UE as well. See attached. 3' UE & MAE.
Add a min 20' drainage easement around the storm sewer outside of the ROW.
Not that it matters but your Water & Sewer Plan also shows the storm sewer which is not extended to the creek.

Attached are the revised sheets for our submittal. Please review and let me know if these are acceptable. I
added the 3’ HOA lot along the west property line as requested. I also extended the storm line to the creek.

Your answer is:
15' Alley ROW with 3' HOA Lot and Utility and mutual Access easement over 3' HOA lot.
That way we make it clear the City will have no responsibility for the maintenance of the wall and we don't
restrict access to the alley from adjacent properties.
