BEING 0.015 acre of land located in the JAMES A. SIMMONS SURVEY, Abstract
No. 1296, Coppell, Dallas County, Texas, and being a portion of the Tract
of land conveyed to Elias R. Dragon, and wife Ann M. Dragon by the deed
recorded in Volume 2001 170, Page 2299 of the Deed Records of Dallas
County, Texas. Said 0.015 acre being more particularly described by
metes and bounds, as follows:
BEGINNING at a 1/2" iron rod found, at the Northwest corner of said
Dragon Tract, lying in the existing South right -of -way line of
Bethel Road;
THENCE N 89° 47' 48" E 101.25 feet, along the existing South
right -of -way line of said Bethel Road, to a point at the Northeast
corner of said Dragon Tract;
THENCE S 00° 39' 23" E 6.40 feet, along the East boundary line
of said Dragon Tract, to a 1/2" iron rod set, in the new South
right -of -way line of said Bethel Road;
THENCE S 89° 47' 52" W 101.30 feet, along the new South right -of-
way line of said Bethel Road, to a 1/2" iron rod set, in the West
boundary line of said Dragon Tract;
THENCE N 00° 15' 48" W 6.40 feet, along the West boundary line
of said Dragon Tract, to THE PLACE OF BEGINNING, containing 0.015
acre (649 square feet) of land.
