Carter Addn 3-CS110127 DEVELOPMENT REVIEW COMMITTEE ENGINEERING COMMENTS ITEM: Carter Addition PH III, Preliminary Plat, to subdivide 20.28 acres of property into 24 single-family residential lots and one (1) common area lot located on the south side of Carter Drive, approximately 925 feet west of Moore Road (441 Carter Drive), at the request of Walter Foss, being represented by Matt Alexander, Dowdey, Anderson & Associates, Inc. STAFF REP.: Marcie Diamond PROJECT ID# PP-11-0006 DRC DATE: January 27, 2011 and February 3, 2011 CONTACT: Michael Garza, E.I.T, Graduate Engineer 972/304-7019 COMMENT STATUS: PRELIMINARY FINAL REVISED AFTER P&Z 1.This submittal is not for a detailed plan review. 2.Show the centerline distance from Christi Lane to King Mike’s St. 3.Is the fire department ok with the pressure test? 4.Can you tie into existing SS manhole at station 1+00 instead? Also can you extend the main at station 2+74.83 to serve Lot 1 instead of cutting a new manhole in on Carter Dr. or tie into existing manhole on Carter Dr to serve lot 1? 5.There is a $2500 fee for the flood study review which will be initiated after P&Z recommends approval. 6.Extend the storm drain to the creek. 7.The storm drain may remove more trees. 8.Show proposed floodway easement to the floodplain. 9.Increase the alley ROW to 20’ with a pavement of 15’ due to the retaining wall proposed. 10.Since no variances are being requested, abide by the subdivision ordinance for the design of the roadways, i.e. vertical curves, horizontal curves, etc…. 11. Review the intersection of Legacy and Carter Dr with respect to the slope and the angle at which the two intersect, may be a safety issue. 12.There may be additional comments during detailed engineering plan review.
