Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General -
1. Revise plat to show HOA lot and mutual access easement.
Paving Plan-
2. For a design speed of 30 mph the K factor should be 30 on crest vertical and 40 for sag
vertical curves according to our subdivision ordinance.
3. Show barrier free ramps and 2% cross slopes.
4. Provide elevations for the elbow.
5. Show the depth of the gas line.
6. Double check the visibility and SSD from alley A.
Drainage Plan -
7. Show offsite drainage from Northlake Woodlands.
8. Extend the storm drain to the creek and show topo.
9. Are you proposing a wall along Legacy Dr.?
10. Show the gas crossing on the profiles.
11. Show the profile of the storm drain extended to the creek and put the headwall on piers.
Water Plan -
12. See comments on this sheet.
Sanitary Sewer Plan/Profile-
13. We do not want another manhole on the 30" line, tie into existing manhole.
Grading Plan -
14. Include a wall detail, you may need a guardrail in some locations.
15. Double check visibility triangles with walls being built in the front of the houses.
16. Show the HOA lot next to the alley.

Please make the necessary changes and submit these marked -up plans and two sets of revised
plans to the City for review. There may be additional comments marked throughout the plans
