Base flood elevations (BFE) shown on the attached plat are for 100-year flood w/th
proposed Southwestern and Rail Spur. Coppell Flood Plain Ordinance calls for minimum
finished floors to be set 2 feet above the existing condition (FIS) BFE, or 2-foot above the
ultimate BFE, whichever is higher. In this case, the 2-foot controls. Since this plat is broken
into such large blocks, I recommend that you shown the BFE's on the plat av, d add a note
to Blocks 3 and 4 stating:
Minimum Finished Floor =
Base Flood Elevation (BFE) + 2 feet
