Re:
BELTLINE BUSINESS CENTER
Subject: Proposed Re-Alignment of Belt Line Road
Dear Jim:
I'm sorry that I was not able to reach you by telephone today, but the
timing of this letter was such that our position needed to be resolved prior
to Mr. Bryan's planned presentations to the cities of Coppell and
Carrollton. We find that we can no longer remain neutral on the alignment
issue and must withdraw our previous tentative offer to dedicate right-
of-way for the proposed realignment. Furthermore, we must respectfully
request that this critical project not be delayed any longer and that full
design be commenced for the roadway along its entire current alignment.
We acquired property along Belt Line Road because we saw the area as a
dynamic one and one in which a major arterial was scheduled for immediate
improvement. However, our only apparent benefit of the realignment, that
being the economic one of having property on both sides of Belt Line, is far
outweighed by the risks involved in obtaining all right-of-way, giving back
and filling existing right-of-way and receiving Corps and FEMA approval.
Notwithstanding the fact that the proposed realignment could be thrown into
the courts, we cannot afford the unavoidable risk of delay that would come
with the approval to re-align. We therefore ask your continued support in
giving Dallas County taxpayers what they voted for, a timely reconstruction
of Belt Line Road along its current alignment.
Thank you and hopefully this clarification of our position will assist this
important project.
