Enclosed, please find the technical report for Grapevine Creek in the City of Coppell, Texas
(Community No. 480170) as shown on FIRM No. 48113C0155 J revised August 23, 2001.
The effective model was obtained from the FEMA library.
This analysis compares the effective conditions, the existing conditions and proposed
conditions. Included in this report are the required FEMA forms, maps and figures and
construction plans as applicable. HEC -RAS models are provided. Floodplain mapping is
based on a topographic survey performed in July 2011. The report has been reviewed and
accepted by the City of Coppell Engineering Department.
A $4,400 check for review fees in included with this package. If you have any technical

I, J. Casey Ross, P.E., CFM certify that the design for the aforementioned development is reasonably
safe from flooding in accordance with the guidance within FEMA's Technical Bulletin 10 -01 related to
ensuring that structures are reasonably safe from flooding and in accordance with accepted
professional practices. Currently there are no structures located in the FEMA floodplain on the
property and therefore no structures that will be adversely affected by the proposed floodplain
revisions.

Dear Mr. Robbins,
The Flood Insurance Rate Map (FIRM) for a community depicts land which has been determined to be
subject to a 1% (100 -year) or greater chance of flooding in any given year. The FIRM is used to determine
flood insurance rates and to help the community with floodplain management.
Dowdey, Anderson & Assoc., Inc., is applying for a Conditional Letter of Map Revision (CLOMR) from the
Federal Emergency Management Agency (FEMA) on behalf of Toll Brothers, Inc., to revise FIRM No.
48113C0155 J for Dallas County for the proposed Carter Addition Phase III development along
Grapevine Creek. Your company, Toll Brothers, Inc., is proposing to revise the FIRM to reflect the Carter
Addition Phase III development. The revision to the FIRM will result in relocation, widening, narrowing
and reconfiguration of the 1% annual chance (Zone AE) floodplain for Grapevine Creek. The Conditional
Letter of Map Revision will result in:
1. The floodplain modifications will widen and narrow the 100 -year floodplain.
This letter is to inform you of the revision of the 1% annual chance (Zone AE) floodplain and the
regulatory floodway on your property for the Carter Addition Phase III Development.
We would like to obtain your acceptance of revision of the 1% (100 -year) annual chance (Zone AE)
floodplain revision on your property for the Carter Addition Phase III development. Please sign and
date the provided copy of this letter to signify your acceptance and return it to Dowdey, Anderson
and Associates, Inc. by mail, email or fax at 972 - 931 -9538.
