Dear Mr. Garza,
We are resubmitting the construction documents for Carter Addition Phase three. Below is a
list of explanations to your comments from the letter dated 03/15/2011.
General
1. The HOA lot (Lot 2X) and the mutual access easement have been added to the Plat.
Paving Plan
2. Design criteria for vertical curves are met according to the City of Coppell subdivision
ordinance.
3. Barrier free ramps are shown on the plans as specified and crosswalks are at a minimum
of 2% cross slope.
4. Elevations have been provided for the North and South elbows (see Plate 3).
5. The gas line has been potholed and is shown in the profile of each street /alley crossing.
6. Due to the speed at which vehicles will be traveling around the elbow, the sight visibility
and SSD is adequate.
Drainage Plan
7. Offsite drainage from existing Northlake Woodlands has been accounted for.
8. Both storm sewer networks have been extended to the creek. The existing ground topo
has been updated and is reflected on the plans.
9. There is a retaining wall along a portion of Legacy Drive (see Plate 12)
10. The gas line has been potholed and is shown in the profile of each storm sewer crossing.
11. Profiles of the extended storm sewer networks are provided and the two headwalls have
pier details per your request.
Water Plan
12. The comments on the Water & Sanitary Sewer plan and profiles have been addressed.

Sanitary Sewer Plan/Profile
13. The sanitary sewer network now reflects your request and ties directly into the existing
manhole.
Grading Plan
14. A guard rail detail have been provided. The guard rail is clearly labeled in the paving
plan and grading plan. Retaining wall plans and specifications shall be provided by the
retaining wall contractor.
15. Due to the speed at which vehicles will be traveling around the elbow, the sight visibility
and SSD are adequate.
16. The HOA lot next to Alley A is now shown.
