Re: Heartz Road from Sandy Lake Road to Parkway Boulevard
Dear Steve:
Our staff has reviewed the plans for Heartz Road as designed by
Dan M. Dowdey and Associates for general conformance with the
City of Coppell ordinances. In general, we have no problem with
the plans.
First, it should be noted that the plans as presented would
require a variance to the current ordinances:
1. The road is not sufficiently elevated above the design base
flood for the 100 yr event in the adjacent channel.
2. Grades in excess of 5% (which were previously approved).
Second, it is our understanding that the plans would meet the
City's requirements as per the Univest agreement that superceeded
the ordinances. Under this basis the plans should be approved.
Minor changes as noted on the plans should be incorporated in the
final design.
