Box 9478 Coppell, TX 75019 November 23, 2010 Dear Gary and Staff, In representing our family's limited partnership, I have a question regarding the additional easement area now located directly in front of our property off 160 & 164 Southwestern Blvd. After the completion of road improvements along Southwestern during summer of this year, I had several conversations with the engineering department in regards to the status of this added property: specifically, in regards to the upkeep and eventual ownership of this property. It was mentioned that I should direct a letter your office (as well as The Engineering Department, Planning and Zoning, and Economic Development) for definitive answers. We understand the City of Coppell's utility infrastructure requires accessibility, hence the restrictive nature of this easement... but we would like to know -- since Chadick Capital L.P. has become responsible for the mowing and upkeep of this property- - what is the City's view (in light of the additional property) towards setback requirements and/ or rededication prospects to those individuals directly adjacent? Does the City intend to re- dedicate portions of this property to Pac Trust (the road's developers) as well as the owners of property affected by this additional easement (ourselves, R. Novak)? We had been in the process of trying to sell these lots but would like to know how to answer these questions before proceeding further...i.e. how does this easement specifically impact our land?
