Placement of the trees adjacent to Belt Line Road could be a problem because of the proximity to the proposed sewer line. DEVELOPMENT REVIEW COMMITTEE ENGINEERING COMMENTS ITEM: Duke Lesley Addition, Lot 3, Block C, Final Plat to establish a building site, fire lanes and easements to allow the construction of a 182,700-square-foot office building on 11.85 acres of property located at the southwest corner of the proposed extension of Dividend Drive and S. Beltline Road at the request of Jack Evans, Pacheco Koch Consulting Engineers. STAFF REP.: Gary Sieb PROJECT ID# FP-07-0004 DRC DATE and : January 25, 2007 February 1, 2007 CONTACT: Kenneth M. Griffin, P.E., Dir.of Engineering/Public Works 972/304-3686 COMMENT STATUS: PRELIMINARY FINAL REVISED  AFTER P&Z 1.The drainage system that parallels Belt Line Rd. on the east side of the plat appears to be a private drainage system strictly placed to serve the drainage associated with Lot 3, Block C. If that is the case, then it should not be installed within the 20 foot Utility Easement. 2.A common access easement should be provided at the northwest corner of this lot. 3.According to the drainage plans submitted for the overall Duke Lesley Development, it appears that no drainage will be coming from the west and entering this site. If that is the case, then the drainage system along the west side of this lot should also be a private system. If in fact that system is being designed to pick up drainage from off site, then it should remain as a public system within a Drainage Easement. Additional comments may be generated upon detailed engineering review.
