Commercial) to attach a Detail Site Plan to allow the development of a 4,400-
square-foot bank with five drive-thru lanes on approximately 1.03 acres of
property, located at the northeast corner of S.H. 121 and Denton Tap Road at
the request of Joshua Griffith, Winkelmann & Associates, Inc.

AFTER P&Z
1. The 8” water crossing Denton Tap Rd. is shown in the wrong place.
2. The 12” water on the east side of Denton Tap Rd. has been abandoned.
3. Label the 27” sanitary sewer as Lewisville and show it to tie into the man hole on the
North bound lane of Denton Tap Rd.
4. Show the lot lines clearly.
5. Tie the sanitary sewer service to the 12” Coppell Sewer not Lewisville’s 27”.
6. Double check detectors should be in the vault not in the buildings, unless specifically
approved by the Fire Marshal.
7. Approval of the driveway and decel lane will be required from TxDOT. Decel lane
should be constructed with this development.
8. When will the water lines for the future development be constructed?
9. Pro Rata for the 8” water line will be required. Council approved the Pro Rata
Agreement on September 11, 2007 which requires a payment of $6298.03 per acre for
this site to reimburse the developer who constructed the 8” water line that was offsite
to their development.
10. A Property owner’s association agreement is required for maintenance of private
utilities.
11. No drainage plans have been provided; drainage will be evaluated further during
engineering plan review process.
12. Reconfigure domestic water so that it is not connected to the fire line.
13. Sidewalks along Denton Tap should be off of the back of curb. Include the
construction of sidewalks along SH 121 service road.
