1. Driveway off of Denton Tap does not meet city’s spacing requirements. What about a
possible shared driveway access with property to the south? Several items need to be
addressed before staff can determine if it will support the driveway:
a. The entrance should be modified to only allow cars to enter. This will require
˚˚
modifying the north curb return so it creates more of a 45to 60 angle facing
south.
b. The south curb radius return should be increased to 30-40 feet to allow quicker
entrance for vehicles turning off northbound Denton Tap. This will require
modifying the north driveway at the Mobil Station.
c. The width of the drive from Denton Tap to the site should be narrowed from 17’
to 12’.
d. The connection of the drive to the main site should be modified so no vehicles
leaving the site can access the drive going the wrong way.
2. Your list of variances for your PD should include driveway spacing. By ordinance,
the driveway spacing, from edge to edge, along Denton Tap is 120’.
3. Stamped concrete at driveway entrances.
4. Drainage to be evaluated further during the engineering plan review process.
5. Refer to City of Coppell subdivision ordinance and construction standards and details
for general notes.
