Dear Russell,
Please find attached two sets of engineering plans for the above
referenced location.
I believe all comments from the City of Coppell and Ginn Inc.
have been addressed. Please review once more and respond.
Please note a grade adjustment to 447.6 at the drive into Dunning
Development's property to the south. This adjustment was suggested
by Kevin Peiffer on March 21, 1988. Greg Kuhn of Albert Halff
Engineers approved this change, but, Albert Halff is no longer
responsible for grade verification on Dunnlng's property. Valley
Ranch Association will be responsible for the coordination of
grades between Exxon's and Dunning's tracts.
Albert Halff Engineers has recommended to Valley Ranch Association
that the city review this grade change since Exxon will be
discharging 7.7 c.f.s, of storm water into MacArthur Boulevard,
in case of a 100 year storm. John Hefner of Albert Halff Engineers
informed Ms. Ann Czarnecki of Valley Ranch Association, that he
felt the final decision concerning grading changes and storm water
discharge into MacArthur Boulevard, should rest ultimately with
the City of Coppell.
If after reviewing these plams there are no changes requested by
the city or Ginn Inc., please advise of plan approval in writing
$o a copy of city approval may be forwarded to the Valley Ranch
Association for their files.

On the water and sewer plans, they need to show any water service
connection 1" and over in size to be detailed to show a double check
device.
