Dear Mr. Garza:
This letter is to notify you that the enclosed Construction Plans have been revised in accordance
with your July 15, 2011, Review Memorandum. The following items have been addressed as per the
referenced review:
GENERAL COMMENTS
• We would prefer some sort of drainage swale on the adjacent property to accommodate the
sheet flow to the drainage ditch along Beltline Road.
Response: Request is noted, because of a conversation with the Owner the location of the
existing trees and drainage swale were not added.
• The Drainage Area Map shows that you are discharging 20.8 CFS into a proposed grade inlet.
Where are you placing the storm drain system? Or is that future?
Response: The storm drain system will be future and the runoff will flow to a proposed Y- inlet.
SHEET C1.1 COMMENTS
• Radius not reflected on west side of drive off Lakeshore drive.
Response: Radius added to plans.
• 2% cross slope needs to be achieved on drive off Lakeshore Drive within the public right -of -way.
Response: Plans updated to reflect the request.
• Drive dimension on east drive shows 25' width.
Response: Dimension is to back of curb. Actual drive width from face of curb to face of curb is
24 feet.

SHEET C3.1 COMMENTS
• Note of concern with sheet flow onto adjacent property because lack of curb.
Response: Item noted and rip rap added to help prevent erosion.
SHEET C4.1 COMMENTS
• No lighting shown on plan.
Response: Light pole bases added to sheet C1.1 Site Lighting Sheet added to plans.
• Hot poured rubber joint sealant not allowed in Coppell.
Response: Joint sealant updated to reflect City of Coppell standards.
• No stabilization called out on Detail 4.
Response: Detail updated to reflect stabilization.
• Parking and drive lanes show 5" paving.
Response: No fire lanes are proposed on site, so paving is called out to reflect a thickness for
auto traffic.
• Full depth saw -cut is required not 1.5" as reflected on Note 6.
Response: Note updated to call out full depth saw -cut.
