I offer the following explanations and revisions corresponding to the comment number: Plat - 1. Plat will be recorded prior to construction, therefore a replat will be necessary to finalize the Floodplain per LOMR. This comment is informational and is acknowledged. A 12 -month extension for the plat is in the works with Planning. 2. Provide correspondence approving the street, alley & utility crossing the gas easement. am working on acquiring this letter. DAA has been in communication with Atmos since the beginning of the project. 3. Remove BFR's from plat. This comment has been addressed. Paving Plan - 4. Is there enough clearance over gas main for roadway? (lime mixer ?) There is enough clearance. We can discuss the closeness with contractors at the preconstruction meeting. 5. Note: pavement can be 6" thick not 8" as shown but if 8" is what you recommend then continue. This was a typo. The thickness has been changed to 6 ". 6. Typo in general note #3. The algebraic difference at this intersection appears not to adhere to the subdivision ordinance. This comment has been addressed. 8. Show retaining wall & guardrail in plain view of all sheets. This comment has been addressed. 9. 0 +27.97 Legacy - Algebraic difference is too large. Revise profile. This comment has been addressed. 10. In profile view, label compacted fill at 95% standard proctor. This comment has been addressed. 11. Show the angle of intersection of Carter & Legacy. This comment has been addressed. 1 2. Heritage Oak & AIIey A intersection at 0 +00 there is a sight visibility problem with proposed retaining walls in front yard. Revise. Sight visibility easement has been added to the plat and the paving plans. 1 3. Show BFRs for alley intersections (developer to provide). This comment has been addressed. 14. Show retaining wall in profile for AIIey A. This comment has been addressed. 15. What type of inlet is being built in Alleys? Will it cross the property line? A standard 5' inlet is proposed in the alleys. Drainage easements have been added to the plat to cover the 5' inlet protrusion into the lots. Drainage Plan - 1 6. Relocate inlet at end of line STM -04 such that it is adjacent to lot 1 block A and not in front of neighbor. This comment has been addressed. 17. Show wall & guardrail in plain view. Detail out what is going on at headwall of STM -01. (headwall on piers) This comment has been addressed. 20.4 +76.86 STM -04 Water shown directly on top of storm. This comment has been addressed. 21. STM -04 problem with foundation of retaining wall directly on storm line & 1.21' of clearance over gas line? This comment has been addressed. 22. Show where gas line is within easement (all sheets). This comment has been addressed. 23. STM -04 plan view looks like 1 -21" RCP and not 2 -21 ". STM -04 has been revised to connect to STM -01. The 2-21" RCPs are no longer proposed. 24. STM -04 outfall alignment is off. The creek flows north & west but pipe discharges directly against flow of water. STM -04 no longer has an outfall into the creek. Water Plan — 25. Make sure storm easements cover all of outfall area. This comment has been addressed. 26. FYI - SAN -04 outfall there is an existing manhole that was abandoned near this area. Comment informational. This is something we can discuss at preconstruction meeting. 27. Still don't like SAN -01 only for one service. Seems excessive for the city to have to maintain in future. SAN -01 has been removed. I am now proposing to run one service line from the existing sanitary sewer main in Carter Drive to Lot 1 Block B. 28. At water connections, don't believe you can get a 6x8 tee the way you need, probably need to have an 8x8 w/2 8x6 reducers. have confirmed with contractor that the 6 "x8" tee is available. Show floodplain elevation in profile. Check TCEQ regs for manhole in floodplain. SAN -04 has been revised to show outside drop connection. This manhole is existing. Are you requesting developer to modify manhole lid? Grading Plan — 30. Include a wall detail. (carryover comment) This comment has been addressed. Jordan Consulting has provided retaining wall details and they are included in the plan set. 31. Double check visibility triangles with walls being built in the front of the houses (carryover comment). This comment has been addressed. 32. Developer to build sidewalk along lot 1x. This comment has been addressed. 33. Issue with retaining wall & BFR at Legacy & Carter. Additional details added to Plate 12. 34. Along Carter grade parkway to street. This comment has been addressed. 35. Concerned with distance from retaining wall & creek C1. Future erosion & issues. If the flow line of creek elevation projected to the right -of -way line and elevation, there is a slope of approximately 8.5:1 (17 VF in 145 LF). I believe this to be an acceptable slope and distance. 36. Why end guardrail in middle of wall. This comment has been addressed. 37. All walls along roads must be built with development and not with homes. (might save overall money when building stairs with walls now). This comment has been addressed. 38. This comment has been addressed. 43. Is the existing drive going to be removed prior to construction? If not, why remove concrete drive & replace with construction entrance? Construction entrance location has been revised. 44. Why are you not using city standards for erosion control? This comment has been addressed. Street Light Plan — 45. Show paving & provide exact location of signs. This comment has been addressed. Guard Rail Details — 46. Shouldn't the guardrail protect pedestrians from falling through?
