Construction Plan Review Comments (2 °d Submittal)
Dear Mr. London:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
General
1. Coordinate with the Billingsley property and Quik Trip property, these plans do not
match with their proposed developments (sanitary sewer, drainage areas, drainage
design and water).
2. Provide an overall preliminary utility plan. How does this coordinate with the rest of
the development?
3. Our details now call out for #4 bars on 18" centers.
4. The detention pond property needs to be platted.
Paving Plan and Profile
5. Provide access to the pedestrian button at the intersection.
Grading Plan
6. The side slopes of the detention pond should be 4:1.
7. Provide a copy of the permission from the owner to the north to grade and discharge
onto their property.
Water Plan and Profile
8. The development on both sides of Dividend Drive should have looped water line
systems and allow for additional taps. One connection to the water line is not adequate
for service.
9. The water line shall be constructed by boring.
10. Show all utility crossings on the profile, including the 60" storm line.
11. Will there be a need for irrigation taps in the median?

Storm Sewer Plan and Profile
12. Provide capacity calculations for the storm sewer lines.
Sanitary Sewer Plan and Profile
13. How will the future development to the east of Quik Trip be serviced?
14. Get a copy of Billingsley's proposed project, there will be a signaled intersection where
you propose to tie into the existing sanitary sewer system.
15. Belt Line Rd plans show an existing sub out where you are proposing to tie into the
sanitary sewer.
There may be additional comments throughout the plans that need to be addressed. Please
make the necessary changes and submit these marked -up plans and two (2) sets of revised
plans to the City for review. If you would like to schedule a meeting to discuss these plans or
