Ken,
Attached is a letter that I will be sending to David Weekly regarding Arbor Manor. Please complete the
last part of the discussion regarding the sewer line reimbursement paragraph and return the draft to me.
I just want to make sure that what I tell him is accurate. Thanks.

Dear Mr. Jackson,
I am in receipt of your letter dated December 14 regarding the issues we had previously discussed related to
the Arbor Manors subdivision.
The city is willing to issue permits necessary for the continued construction of the single family homes in
the subdivision provided that David Weekly moves forward with the construction of the required common
access easement drive between the Arbor Manor subdivision and the commercial property immediately to
the south of the subdivision. We also request that you notify current and future home buyers in writing of
the planned construction of the access drive to avoid any complaints once construction begins. Finally,
please forward to MR. Gary Sieb a copy of the letter or notice you use to accomplish this notification.
With respect to the reimbursement for the sewer line improvements, our staff has determined that the City
of Coppell should reimburse David Weekly in the amount of $10,005.00 for a portion of the cost associated
with the sewer line improvements. This amount is based upon the written change order provided by
Rodman, LLC dated 10/13/2009. This amount represents the portion of work necessary to restore sewer
service to the Verizon facility adjacent to your development.
I have copied the appropriate members of our staff to ensure they are fully informed regarding the decisions
made and the manner in which the project will move forward at this time. Please feel free to contact me
should you wish to discuss further.
Sincerely,
Clay Phillips
City Manager
