Lynn,
We have a few comments on the plans:
1. the note on the plat where the HOA will be responsible for the cemetery should be removed, the city has
taken responsibility of that cemetery.
2. There is an existing water well and septic tank somewhere on this property that needs to be located and
properly abandoned.
3. The median nose at Blackburn should follow our standard details.
4. The cross section for blackburn does not match with the paving grades, you are showing it to slope to the
west.
5. We will require the sidewalk on bethel school to be 5'.
6. The sidewalk along Denton tap has already been installed by the city, any portion damaged will be replaced
by the developer.
7. Make sure the alley intersections have a 2% cross slope for ADA.
8. You may need protection for some of the water crossing in the storm drain embedment.
9. If you have a tree survey, show the trees in the area of the proposed storm drain outfalls to the pilot
channel. Those trees are on the neighboring properties. Even though they are in a drainage easement, they
can not be removed without consent of that property owner.
You may come pick these plans and please revise the plans and submit for final approval. We will not schedule
a pre-con until the park fees are paid.
