RE: Royal Oaks Construction Plan Review Comments
The following are responses to the City of Coppell review comments:
General Comments
1. Address comments shown on cover page.
A. Will comply.
2. Include inlet protection on all surrounding inlets.
A. Will comply.
3. Contact Oncor and provide street light layout.
A. Will comply.
4. We will assess a street sign fee and street light fee in addition to the Impact fees that are attached to these
plans.
A. Will comply.
Plat
5. Show the limits of the water and sewer easement on the north cul de sac clearly.
A. Will comply.
6. Ensure a maximum of 2% cross slope at the entrances.
A. We request an exception. This action would result in raising entire site and would add soil around
existing trees. These mature tree could die due this action.
7. Show all the easements on the paving plan.
A. Will comply.
8. The radius for the intersection should be a minimum of 25' since Coppell Rd. is a minor collector.
A. Will comply.

Grading Plan
9. Remove existing driveways along Sandy Lake Rd.

10. Make the label showing the retaining wall to be removed more visible.

Water /Sewer
14. What size domestic meters are going to be installed?
A. Typically, 1" service with 1" meter, but could have irrigation meter depending on final homeowner.
15. Put a valve in as shown on this plan in purple.

16. Show existing utilities on the sewer profiles.
A. Will comply.
17. You are showing a shallow manhole, the depth of the service should be at least 4' at the property line.
A. Shallow manhole is due to existing stub -out from construction project by others. The proposed
grades allow for proper grading of sewer from home to Sanitary Sewer line.
Storm Sewer
18. Use the existing stub -out on Heartz Rd. as shown in the record drawings.
A. Current location of existing stub -out would require non - typical routing of storm drain.
19. Show the HGL on the profiles.
A. Will comply.
20. Show the proposed screening wall location on this plan.
