Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has approved these plans with the
following comments addressed:
General Comments
1. Plans are not to scale, may be a printing issue.
Grading Plan
2. Show to remove all existing driveways along Heartz Rd. and Sandy Lake Rd. that are
applicable.
3. You have a 2.5 foot drop behind lots 12, 13 and 14. Our minimum slope is 4:1; this does
not comply, a short wall will need to be built or the lots need to be re- graded.
Water /Sewer
4. Leave the existing water meters in place along Heartz Rd. You can still run the service to
the location you would like.
5. What will you do with the existing meter on Sandy Lake Rd. North of Lot 6?
6. You have enough depth in the sanitary sewer in Sandy Lake Rd. you may be able to
make one run to serve the whole property and be able to have more depth in front of lot 1.
(Just a suggestion.)
7. Show all the existing utilities in Sandy Lake Rd. - there are 2 -30" water lines.
8. See this plan sheet for valve location in red pen.
Storm sewer
9. The Director of Engineering has requested that you use the existing stub -out on Heartz
Rd. The city does not want to have parallel systems along Heartz Rd. The actual stub
out may not be on the angle shown in the as- builts. It is unconventional but the flow is
not that high.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All
contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell along with a copy of the City's standard construction details.

All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the buildings' footprint(s). This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right -of -way or easement, the City charges a 4% fee.
A check for inspection fees made to the City of Coppell should be submitted to this office along
with the Construction Development Permit Application and a copy of the Construction Site
Notice. For your convenience, a spreadsheet is attached to the permit application for use in
calculating the inspection fees (Page 3). A copy of the contract(s) should be attached for
verification purposes.
