Dear Russell:
Enclosed is a copy of comments from Ginn, Inc. dated June 22,
1989 regarding additional Sheets Nos. 25, 26 and 27 of the
construction plans for Heartz Road. These drawings show proposed
lake and drainage channel improvements adjacent to Heartz Road to
be provided with construction of the roadway. This letter will
respond to the attached comments.
The proposed lake and drainage channel improvements are required
to provide ultimate development 100-year flood conditions on the
east side of Heartz Road used in the roadway culvert and storm
sewer design. Public easements for this lake and channel will
not be dedicated at this time. The channel will remain on
private property.
If water surface levels should exceed the top of the existing
channel bank, flow will continue downstream in overbank areas
similar to existing conditions. 100-year flood levels in the
~lchannel are lowered by the proposed channel improvements, however
_~ 'additional filling will be required in some areas on ABQ property
and o~her property abutting the channel to raise ground
elevations above 100-year flood levels to permit building
construction.
Final design of this drainage channel should be provided with
platting of adjacent property. This design may adjust the width
or depth of the channel, enclose the channel in a box culvert, or
relocate the channel to another area of the property. The final
design should be in accordance with development plans for
adjacent property and City of Coppell requirements.
'n response to a comment regarding the need for a railing on the
op of the Heartz Road culvert headwall, this railing is included
in the headwall design. It is shown on Sheet Numbers 13 and 14
of the Heartz Road Construction Plans.

to approve the Construction Plans for Heartz Road as previously
submitted. Upon being advised of your approval, we will submit
copies of the construction plans to the City for stamping in
order that we may proceed with construction.
