Dear Russell:
Enclosed are copies of Sheet Nos. 25, 26, and 27 of the
construction plans for Heartz Road. These sheets have been added
to the construction plans to show grading improvements on ABQ
Development Corporation property generally adjacent to and east
of Heartz Road that are proposed for construction with
construction of the street improvements. The drawings are
entitled

27. HEARTZ ROAD - CHANNEL CROSS SECTIONS
Currently drainage from areas south of Sandy Lake Road flows
north through curverts under Sandy Lake Road onto property owned
by Parks of Coppell Joint Venture. North of Sandy Lake Road, the
drainage flows into two existing ponds on the east and west side
of the proposed Heartz Road Right-of-Way and then continues north
along the east side of Heartz Road into a manmade channel.
The Heartz Road construction plans previously submitted include a
box culvert under the proposed street to convey drainage from the
existing west pond to the east pond permitting the flow to
continue on its present course. To allow for the operation of
this culvert under design dis_~h_ax~_e_ in .... comp3~a~qe ..~i~h .~i~Y.
requirements~ i.e. 100-year flood with a fully developed
watershed, .it is necessary to impr__o~_._ ~he downstream channel as
shown on Sheet Numbers 26 and 27 enclosed.
~he lake improvements shown on Sheet No. 25 are Rr~

discharge area. The proposed construction, also continues the
concept of a lake on the east side of Heartz Road, however, the

design and construction of ultimate drainage facil
downstream of Heartz Road will be provided by users of adjacent
property in accordance with development proposed for these areas
By copy of this letter with enclosures, we are submitting thes
drawings to Ginn, Inc. and the City of Coppell Department
Public Works in response to a request by Mr. Kevin Peiffer
Ginn, Inc. in his _transmittal to you dated June 12, 1989 for
Sheet No. 25.
We appreciate the City's review of the enclosed plans and will
include these sheets in our next submittal of the Construction
Plans for Water, Sanitary Sewer, Storm Drainage and Paving
Improvements in Heartz Road if you require. If you have any
