The following are responses to the City of Coppell review comments:
General Comments
1. Plans are not to scale, may be a printing issue.
a. Will comply.
Grading Plan
2. Show to remove all existing driveways along Heartz Rd. and Sandy Lake Rd. that are
applicable.
a. Will comply.
3. You have a 2.5 foot drop behind lots 12, 13, and 14. Our minimum slope is4:1; this does
not comply, a short wall will need to be built or the lots need to be re- graded.
a. We are in contact with Lutheran Church for permission to flow a portion of the site
onto their parking lot and avoid removal of trees in this area.
Water / Sewer
4. Leave the existing water meters in place along Heartz Rd You can still run the service to
the location you would like.
a. Will comply.
5. What will you do with the existing meter on Sandy Lake Rd North of Lot 6?
a. Will comply.
6. You have enough depth in the sanitary sewer in Sandy Lake Rd. you may be able to
make one run to serve the whole property and be able to have more depth in front of lot 1.
Just a suggestion
a. Will consider this option if conflicts occur during construction
7 Show all the existing utilities in Sandy Lake Rd. - there are 2 -30" water lines.
a. Will comply.

Storm sewer
9 The Director of Engineering has requested that you use the existing stub -out on Heartz
Rd. The city does not want to have parallel systems along Heartz Rd. The actual stub
out may not be on the angle shown in the as- builts. It is unconventional but the flow is
not that high.
