Construction Plan Review Comments
Dear Ms. Armijo:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
General
1. Remove all the City of Coppell details from this set, leave only the modified site specific
details; the contractor is required to have a copy of our details on site at all times.
2. Remove the landscape plans from the civil set.
Plat
3. Include the plat.
Paving Plan and Profile
4. Label Dividend Dr.
5. Use stamped concrete at the drive entrances instead of brick pavers per city standards.
6. Who is building the sidewalk in front of the detention pond?
7. ADA ramp will be required at the intersection of Dividend and Belt Line.
8. Who is constructing the shared access along the east side? This must be installed prior to
final completion.
Drainage Area and Plan
9. Drainage area F should be collected onsite; use the stub -out that will be provided by the
Dividend Dr. construction.
10. You can remove the 25 yr storm from the chart; we require the 100 yr storm only.
11. Show the directional flow arrows.
Erosion Control
12. Why not use the existing drive as a construction entrance?
13. Show the offsite inlets and have inlet protection around them.

Utility Plan
14. The FDC should not tie into the water line; it goes straight into the fire riser room.
15. Coordinate with Jay C. London, P.E. of Pacheco Koch on the Dividend Dr. plan; you may
need to loop the water line to ensure fire protection at all times.
There may be additional comments throughout the plans that need to be addressed. Please make the
necessary changes and submit these marked -up plans and two (2) sets of revised plans to the
City for review. If you have any questions, please contact this office at your convenience.
