September 26, 2011 Goodwin and Marshall, Inc. 2405 Mustang Dr. Grapevine, TX 76051 RE: Park West Commerce Lot 3r Block 5 Construction Plan Review Comments The City of Coppell has reviewed the referenced plans and has the following comments to offer: General - 1. Add "Park West Commerce Center Lot 3R Block 5" to the cover sheet. 2. You will need to file the partial release agreement with the county and include the recording number on the plat along with the original REA recording number as required by the City Council. 3. Refer to city details for subgrade prep and pavement section. 4. Provide copy of permission to remove and replace portion of the storm drain on the adjacent property. 5. The FDC should be a 4" line and not a 6 ". 6. The existing inlet in the proposed driveway that is to be moved should have at least 10 feet transition from the tangent of the driveway radius. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell along with a copy of the City's standard construction details. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right -of -way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
