Construction Plan Review Comments
Dear Mr. Garza:
Following is Glenn Engineering Corporation's response to your City Comments letter dated
September 9, 2011:
General
1. Remove all the City of Coppell details from this set, leave
only the modified site specific details; the contractor is City details removed.

2. Remove the landscape plans from the civil set. Landscape plan removed.
Plat
3. Include the plat. Plat included.
Paving Plan and Profile
4. Label Dividend Dr.
Done.
5. Use stamped concrete at the drive entrances instead of
brick pavers per city standards. Done.
6. Who is building the sidewalk in front of the detention pond?

7. ADA ramp will be required at the intersection of Dividend
and Belt Line. Shown (per PK plans)
8. Who is constructing the shared access along the east side?
This must be installed prior to final completion. QuikTrip is constructing this. Note
added for clarity.
Drainage Area and Plan
9. Drainage area F should be collected onsite; use the stub -
out that will be provided by the Dividend Dr. construction. This drainage will flow to an inlet on
Dividend reference PK plans. This
has been coordinated with them.
10. You can remove the 25 yr storm from the chart; we require
the 100 yr storm only. Done.
11. Show the directional flow arrows.
Done.
Erosion Control
12. Why not use the existing drive as a construction entrance? QuikTrip does not desire to put the
construction entrance at this location.
13. Show the offsite inlets and have inlet protection around
them. Done.
Utility Plan
14. The FDC should not tie into the water line; it goes straight
into the fire riser room. Corrected.
15. Coordinate with Jay C. London, P.E. of Pacheco Koch on
the Dividend Dr. plan; you may need to loop the water line Fire connections moved towards Belt
to ensure fire protection at all times. Line.
