Dear Mr. Marshall:
This letter is in response to your comments on August 4, 2011 regarding the above
referenced private development coordination plan review. Comments have been
addressed as follows:
General
Comment 1. Location of Road does not conform to City of Coppell
Thoroughfare Plan.
KHA Response: The proposed roadway is a City of Dallas roadway as
part of the overall Cypress Waters master plan. This road location had
been discussed with Ken Griffin.
Comment 2. Add a space in Belt Line Road, not Beltline.
KHA Response: Change has been completed
Comment 3. Verify correct street names throughout set of plans.
KHA Response: Street names have been updated and/or verified

Comment 4. Revise vicinity map to show accurate location of existing
and proposed streets.

Traffic Control
Comment 5. Belt Line Road must be open to 3 lanes of northbound
traffic no later than 3:30 pm each day.
KHA Response: Note has been added to traffic control plan requiring
that during Phase 1 construction (right turn lane) all northbound lanes
must be open by 3:30pm.
Comment 6. On a 45 mph street the City of Coppell requires the use of
a flashing arrow board for each lane reduction.
KHA Response: Arrow board has been added to the traffic control plan
Comment 7. Longitudinal buffer space on 45 mph road is 195'.
KHA Response: Change has been completed
Comment 8. Show Dividend Drive on plan and revise TTC if necessary.
KHA Response: Change has been completed
Removal Plan
Comment 9. Remove existing inlet.

Comment 10. Label proposed and existing utilities on plan.

Intersection Improvement Plan
Comment 11. Field connect to existing storm sewer pipe.

Comment 12. Show existing franchise utilities in area. Possible conflict
with new inlet location.
KHA Response: The available franchise utilities that were identified was
a communications (AT &T) line along the eastern ROW of Belt Line
Road. This line is shown graphically based on field tied junction box.
Comment 13. Need one crosswalk across Belt Line Road. Provide ramps
on both ends with landing. May need to modify median nose to fit.

KHA Response: A crosswalk has been added across Belt Line Road on
the north side of the intersection. Ramps have been provided and the
existing median nose has been altered to accommodate the crosswalk.
Comment 14. Revise "puppy tracks" to tie to first left lane and not
outside lane.

Comment 15. Add stop bar for southbound Belt Line Road.

Comment 16. Provide 5' sidewalk from intersection to south property
line (will tie to new gas station on comer of Dividend Drive).

Comment 17. Dowel into existing lane.

Traffic Signal General Notes
Comment 18. Contractor will need to provide signal poles (round with
transformer base).

Comment 19. Traffic signs shall be 3M DG3 reflective sheeting or equal.

to cabinet (splice).
