This letter is to notify you that the enclosed Construction Plans have been revised in accordance
with your August 12, 2011, Review Memorandum and red lined plans. The following items have been
addressed as per the referenced review:
GENERAL COMMENTS (CITY COMMENTS LETTER)
• Coordinate with the Billingsley property and Quick Trip property, these plans do not match with
their proposed developments (sanitary sewer, drainage areas, drainage design, and water).
Response: Plans have been coordinated.
• Provide an overall preliminary utility plan. How does this coordinate with the rest of the
development?
Response: Provided separately
• Our details now call out for #4 bars on 18 -inch centers.
Response: Changed in paving notes.
• The detention pond property needs to be platted.
Response: Per Gary Seib, provide landscape plan at this time, detention area will be dedicated
by separate instrument.
PAVING PLAN AND PROFILE COMMENTS (CITY COMMENTS LETTER)
• Provide access to the pedestrian button at the intersection.
Response: Ramp and sidewalk added to plans.

GRADING PLAN COMMENTS (CITY COMMENTS LETTER)
• The side slopes of the detention pond should be 4:1.
Response: Addressed
• Provide a copy of the permission from the owner to the north to grade and discharge onto their
property.
Response: Will provide letter under separate cover. We have received a draft and are currently
coordinating language.
WATER PLAN AND PROFILE COMMENTS (CITY COMMENTS LETTER)
• The development on both sides of Dividend Drive should have looped water line systems and
allow for additional taps. One connection to the water line is not adequate for service.
Response: Per your meeting with Jack Evans, Pacheco Koch, it was agreed that water can be
looped in the future with development of the remainder of the property.
• The water line shall be constructed by boring.
Response: Addressed.
• Show all utility crossing on the profile, including the 60 -inch storm line.
Response: Addressed.
• Will there be a need for irrigation taps in the median?
Response: Propose no sodding of median.
STORM SEWER PLAN AND PROFILE COMMENTS (CITY COMMENTS LETTER)
• Provide capacity calculations for the storm sewer lines.
Response: Calculations added to plans, Refer to sht. C3.4
SANITARY SEWER PLAN AND PROFILE COMMENTS (CITY COMMENTS LETTER)
• How will the future development to the east of Quick Trip be serviced?
Response: 325 ft ± of 8' sanitary sewer line extended east along north QT property line to pick up
site to the east.
• Get a copy of Billingsley's proposed project, there will be a signaled intersection where you
propose to tie into the existing sanitary sewer system.
Response: Tie in location has been moved to the north to tie into the next downstream manhole
on the existing 12" sanitary sewer. We have coordinated with Billingsley's engineer. Proposed
intersection is now shown on the plans.

• Belt Line Road plans show an existing stub out where you are proposing to tie into the sanitary
sewer.
Response: See preceding response.
GENERAL COMMENTS (CITY RED LINES)
• Use proposed drainage area delineations for the QT property.
Response: QT Drainage areas incorporated into plans.
• Use City of Coppell Standard Construction details for Erosion Control.
Response: Pacheco Koch Standard Details removed on Sht. C5.1 and City of Coppell Standard
details referenced.
STORM SEWER PLAN AND PROFILE COMMENTS (CITY RED LINES)
• Revise pond outfall structure to the one Type "B" headwall.
Response: Outfall redesigned.
WATER PLAN AND PROFILE COMMENTS (CITY RED LINES)
• Clearance between storm lateral ('STM- 4' @STM -5) and water line "W -3 ".
Response: Water line "W -3" adjusted to meet minimum clearance.
• Discrepancy between connection types pointed out (16" x 12" TEE vs 16" x 12" TAP).
Response: Conflicting call outs have been revised.
